Advice on Selling
Preparing for Sale
In today's market, buyers are taking much longer to make a decision on the right home, viewing an average of 10 properties before committing to a purchase. With buyers being a lot more cautious, offers on properties at times can be anywhere up to 6% lower than your asking price. Our aim here at Smarta Move is to find you a suitable buyer within the first six of weeks of marketing the property.
A Good First Impression
They say people usually form their first impression within 30 seconds of seeing a property! You only get one chance to make that right impression so see below our tips to ensure you make the right impression.
Eliminate Clutter
Clutter makes homes seem smaller and distracts from the actual property so when you sell your home we would recommended boxing up any unnecessary items and storing them somewhere safe. Car boot sales are always a good way to de-clutter and earn some pennies while you’re at it!
Spring Clean
Before putting your property on the market, spring clean your house from top to bottom and get rid of anything that is just taking up space! Cleaning windows inside and out will definitely improve your property’s kerb appeal and touching up paintwork will give your property a fresh and clean feel.
Fix, Repair, Replace
Got a dripping tap or a cracked tile? It is best to repair any minor issues to your property prior to putting it on the market. Minor problems are usually easily fixed, if there are too many small repairs, it may send the wrong message to potential buyers.
De-personalise
Try removing objects that your potential buyers won't be able to identify with as this will help them to "imagine" your home as their home. Buying a home is an emotional decision so you want potential buyers to make an emotional connection with your property.
Lighting is Key
Make sure you have adequate lighting in every room as this will help to create the right atmosphere. Good lighting can make a room feel bigger and a bright room can help to give any potential buyers a positive mental attitude. Most importantly, please ensure all bulbs are in good working order.
Outside
Ensuring that the front of your property looks at its best will be the biggest part of getting your home sale ready. Tiding the gardens and moving cars where possible can work wonders with your kerb appeal. A freshly painted front door may also be an asset for your home.
In the rear garden, it is best to make sure the grass is cut and clear of pet mess, any toys are put away and gravel areas are well contained.
Remember all of this will help to deliver a good impression to your potential buyers and this will reflect in any offers made on your home.
