Firstly we would like to thank you for searching our site for your next property, here at Smarta Move, we aim to make the moving process as stress free as possible.

What would be required of you to rent with us?

Rent will be payable monthly in advance. The first month’s rent, together with the deposit of five weeks rental income payable on signing the agreement. This amount must be a banks transfer or cash.

The deposit taken is to safeguard against damage to the landlord’s property and is held via a government approved Tenancy Deposit Protection scheme. At the end of the tenancy we will inspect the property and the costs of any work attributed will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Tenancy Deposit Protection scheme used.

Proof of your residency will be required. This will be in the form of a recent utility bill or council tax form. We will also require a form of photo identification such as a passport or driving license. References will also be taken up with your employers, banks and credit companies and where necessary, a character reference will also be sought. If you are currently renting, previous landlords’ references will be obtained.

Properties will only be reserved for prospective tenants on the receipt of our administration cost for the preparation of the necessary documents to include; your application, the tenancy agreement, full inventory with general statement of condition and the required references and obtaining of credit checks. In some cases, it may be necessary to provide a guarantor.

It is the tenant’s responsibility to cover all bills such as electricity, gas, water, telephone and council tax. Meter readings will be taken at the property and supplied to you prior to moving in.

It will be your responsibility to check these readings are accurate before setting up accounts with your chosen suppliers.

The property will be inspected on a 3 monthly basis, or 6 weekly basis for HMOs, to ensure that it is being maintained to the standard as per the inventory taken prior to occupancy. Any faulty equipment should be reported within 24 hours to arrange repair with the landlord.

Please also note if the rent is not paid on time, then we may require a late charge equivalent to your daily rental amount of the monthly rent.

Smarta Move lettings fee information:

The asking rent does not include letting fees. Depending on your circumstances and the property you select, we the letting agent may also apply the following upfront fees.

  • Additional occupant fees

Fees below for new and existing tenant/s.

  • Deposit of five weeks rent
  • Holding fee of one weeks rent
  • Deposit for HMO tenants is one months rent of the agreed rent.
  • Replacement Keys/call out £50

Fees may be charged on a per property or per tenancy basis.

Please note the holding fee is non refundable should you withdraw from the application or lie on the application.

The holding fee will go towards the rent or deposit or will be refunded should the landlord withdraw.
